Almost everything we build require plans of one kind or another. Design plans, also known as building plans and floor plans, are used to show the existing and proposed elevations in 2d. if your project requires a planning application then you will require a full set of design plans along with technical drawings to get building control approval.

Once an architect is instructed and has a fair idea of what the client requires the first step is to setup an appointment to take detailed measurements. The first set of drawings will relate to the existing building and once those have been completed the designer can then start to work on the design plans for the project.

It would be a rare occurrence if the architect creates a design that is perfect and requires no tweaking. What’s far more likely is that there will be a few revisions before the drawings can be agreed.

Some clients choose to have only the design plans done in the beginning preferring to wait until they are ready to do the build to have the technical drawings done. In my opinion this is usually a mistake because if your architect is busy or unavailable when you need the plans done then it could work out far more expensive to delegate the work to another architect.
 



Design Plans - Who Owns The Copyright?

CopyrightIn almost all cases the architect retains the copyright for the commissioned work. What normally happens is that the architect will do the work and then assign a license to the client for the design to be used for the build in return for a fixed fee or a percentage of the build. Any further use of the plans would require permission from the architect.



How Do I Choose An Architect?

Choosing architects can be a bit of a minefield as they come in all shapes and sizes with varying price tags.

Whilst it’s nice to get recommendations from friends who have had a positive experience with their own architect you need to ensure that the architect is suitable for your own type of project. For example, an architect that might be extremely creative when adding on an extension or loft conversions in an urban environment might be quite useless when it comes to coming up with an appropriate design for a new bungalow in the middle of Wales.

How Long Does It Take To Prepare Design Plans?

The time taken to prepare the plans is very much dependent on the size of the project and the turnaround time of the architect practise you have chosen. In practise you should be looking at less than a month to agree plans ready for a planning application.

To reduce the time you need to ensure that you have very clear ideas of what you want and that you take the trouble to prepare a detailed design brief. That way you should avoid lots of unnecessary tweaking once the architect comes up with a design. One or two revisions would be pretty normal but if you keep changing your mind it could take several months and increased costs to come up with a design plan.
