Building Regulation Plans

Building regulation plans, also known as technical drawings are all about the detail. All new building projects that require approval from building control need to ensure that the build meet the standards laid down by the current building regulations.

Traditionally the technical drawings were a pretty straight forward affair and the most important information within the drawing was the drainage and foundations. Over the past decade or so this has changed and you now have to provide complex arguments for various elements of the build to ensure you get approval.

Flat roofs for example have to provide far more insulation and are now knowns as warm roofs. The design may vary but at the end of the day you have to ensure you have enough insulation to satisfy the regulations.

Building ControlIf you end up using a lot of glass then you need to compensate on the insulation on other areas of the build such as the floors, walls and ceiling structures and provide detailed figures to support.

If you happen to live in London your build may be subject to additional work in the form of a Thames Water Plan which means that you need to prepare a plan that shows how you intend to disperse rainwater during heavy rain without putting pressure on the main sewage system.

If your build includes replacing the windows you will also need to show detailed drawings of the new windows with a full specification.

If you happen to live in an area subject to Clause 4 you will have to provide even more information within the technical drawings. Much the same applies to property in a conservation area.

Almost all planning applications will require a design and access statement which is usually a description of the build showing how you have made allowances for the impact of the build on the neighbouring properties along with considerations for the disabled and the elderly.

In effect, technical drawings for any build project are designed to show the specification of the build to the authorities. New walls for example have to have details of the construction methods. Drainage, ducting, ventilation, dpc, and insulation materials used also have to be documented.
